Sutton Sharp's life was perfectly fine, thank you very much. Maybe the entire town of Hope Springs treated her like a kid, but was it really that bad if people looked out for her? Okay, so maybe she could do without walking in on her brother and his girlfriend doing it on every available surface in the house she shared with them, but apart from that inconvenience (and frankly disturbing image) her life was great. She certainly didn't need her brother's best friend riding in on a white horse to offer her a place to live where she wouldn't be constantly confronted with her brother's bare backside. She had her own plans...and she had a secret that would be impossible to keep if she moved into Daniel's place. Daniel Forster had only ever thought of Sutton as Tony's annoying little sister...okay, there was that one time at the B&S ball where he kissed her, but that was just to shut her up. She'd been arguing with him at them time and he couldn't think of another way to make her be quiet. That was his story and he was sticking to it. Asking her to move in with him had come as a shock not only to her, but to him as well. Yes, he needed a new housemate to cover his mortgage payments, but Sutton was the last person he wanted to give an up close and personal look at his life...especially not after the incident in the warehouse behind the hardware store. Despite both of their aversions to living together, neither of them had any other choice. But it was only temporary and they both agreed they could do temporary. Neither one of them was prepared for what being 'up close and personal' would do to their relationship. *This is a hot and steamy best-friend's little sister/enemies to lovers romance with a happy ever after and lots of flying sparks and lacy lingerie along the way. **This book is set in Australia and uses Australian/UK English
Trina Farrady is coming home, although she doesn't know if the small town of Hope Springs is still home. After nine months on the other side of the world to heal her broken heart, the time has come to face her past and maybe, just maybe, she can finally get over the man who broke her heart. She even has a speech prepared for when she will inevitably run into him...she just wasn't supposed to run into him before she'd even stepped out of the airport. Tony Sharp knew he'd see Trina again one day, but he hadn't expected it to be this day. He wasn't ready and despite trying to convince himself otherwise, he wasn't over her either. Seeing her again proved just how not over her he was and maybe, just maybe, she wasn't over him yet either. Was it time for the two of them to find closure? Or was this a sign they should try again and maybe finally get their happily ever after? This is a 20k word Novella and also includes a 12k word bonus prequel
Lucas Andino had been summoned by the king...the only problem? He needed a wife...or at least a fiancée, which wouldn't have been a problem except...his girlfriend just broke up with him. In desperation, he turned to his best friend, Francesca-or Frankie as she was known to, well, everyone. Frankie needed a topic for her sociology dissertation, and she needed it yesterday. When Lucas suggested they become fake engaged so he could answer the summons of the king, Frankie saw the opportunity for what it was. Who else would have unfettered access to a monarch for their dissertation? Who else could do an up close and personal examination of an emerging nation? Besides, Frankie would do anything for Lucas. They were best friends for a reason and if he needed her, then she was his girl. So what if she had a tiny crush on him? They were both going into it with their eyes wide open. No one was going to get hurt.

Lady Georgina Darkly, the newly titled Duchess of Pemberton, did not need one more thing to deal with the week before Christmas. The temperature was dropping alarmingly, a snow storm had been predicted, the milk tanks in the dairy were close to freezing and there was a leak in her bedroom roof. To top it all off Clarabelle, the cow that had a mischievous streak a mile wide, had escaped the confines of the barn and could very well freeze to death if Georgie didn’t find her soon. The absolute very last thing she needed was an arrogant, stubborn, wealthy, and undeniably gorgeous Italian to turn up on her doorstep in need of rescuing. Leonardo Ricci, youngest son of one of Italy’s wealthiest families did not want to be stuck in the middle of a snow storm in a country barely more than the size of a postage stamp. He wanted to be with his friends in Milan, not suffering through a stilted family Christmas with his parents. When a cow appeared in the middle of the road and caused his beautiful Ferrari to careen out of control into a snow bank, he honestly didn’t think his day could get any worse…and then he met the Duchess. She was opinionated, stubborn, far too capable for her own good, stunningly beautiful, and immune to his charms. They had nothing in common and if she hadn’t rescued him then he probably would never have given her another thought. But then they got stuck together in her run-down mansion with no electricity and no phones. That’s when the sparks really started to fly. This is a Sweet Romance - These are romantic tales without the bedroom scenes and the swearing, but that doesn’t mean they’re boring!
“I got stuck in an elevator with a Christmas elf,” was not a sentence Zoë Farraday ever thought she would have to utter. And to have it happen in the building of her brand spanking new job kind of made the entire situation worse. Of course, she had to then have a melt-down in front of him to make her humiliation complete. Asking him to come home with her for Christmas and pretend to be her boyfriend was madness and her only excuse was the trauma of her near-death experience by way of plummeting elevator. Or perhaps the way he filled out that elf costume momentarily melted her brain. It may also have had something to do with her mother’s meddling and the very real possibility of being set up with one of her dad’s colleagues that pushed her over the edge. She didn’t think he’d accept.Blake Austin—AKA the Christmas Elf—spent the previous twelve months back-packing around the world in an attempt to ‘find himself.’ Growing up as the middle child in a family that only ever cared about the almighty dollar messed him up and his only redemption was to escape the toxic environment and find out who he really was when all the trappings of wealth were stripped away. Now he was back and determined to somehow mend the ragged, torn seams of his family and Christmas was the perfect time to do it. Except none of his family planned to be in the country.Abandoned at Christmas by his family made the outrageous proposal from Zoë more than tempting. And it didn’t hurt that she was a knock-out. It was only for a week and it was only pretend…what could go wrong? That honour went to Maggie's best friend, Lady Hadley. But what was a newly minted earl to do when he had the livelihoods of several staff and families to look after? Not to mention, if he didn't find a solution he may very well lose the estate and the title that went with it.

Alcohol, getting dumped and a smart phone were not a good mix.Peyton Sheppard thought her world was just weeks away from being perfect. The future she had always dreamed about was within her grasp - the perfect guy, the perfect wedding, the perfect house in the suburbs. Nadine Court was a hot mess. After crashing and burning in spectacular fashion during her debut tour with her band Court’n Jacks, Nadine had gone to rehab to get her…ahem…stuff in order. Now she was ready to try again and hopefully, this time, they might actually finish the tour without her ending up in hospital and on the front page of every country music website in the world. Which was why it was a very, very, very bad idea to get involved with her therapist… former therapist.Gabe Rousso had thought he had contained his attraction to the feisty violinist. That was until that last session when an innocent kiss on the cheek had turned into something a whole lot hotter. He wasn’t technically her therapist anymore, which was why he’d accepted her invitation to see her perform for the first time since her breakdown. He shouldn’t have gone… but he did and of course that had led to more compromising of his closely guarded ethics. She was a weakness he couldn’t afford and a temptation he couldn’t resist. This is a standalone romance - no cliff-hanger!*This is a ‘Too Hot to Handle’ romance on the Emma Lea rating scale - These are definitely 18+ reads and contain graphic sex scenes and high level swearing – not for the faint of heart.

Mason Pressfield liked his quiet, solitary, ordered life. He liked his mostly nocturnal existence, working late into the night and sleeping through the day. He liked the quiet of his apartment, one of only two on his floor, and he especially liked being able to escape from people whenever he wanted to. It's not that he didn't like other people, he just found them so… draining. So what if two of his friends had found their forever partners? It didn't mean that he was missing out on anything. He wasn't the relationship type anyway, and he liked to be able to keep the women in his life at arm's length. He liked to have complete control over any and all interactions with them. So why was his new neighbour getting under his skin? And what the hell were those strange noises coming from her apartment in the middle of the night?Abby Sutherland chose her apartment because it was only one of two on that floor and the building manager assured her that her neighbour was the type to keep to himself. She liked her anonymity and a quiet, unobtrusive neighbour was exactly what she needed. Abby had a secret that she was bound and determined to keep just that - a secret. The last thing she needed was a nosy neighbour butting in and trying to find all the skeletons in her closet. When she first saw her new neighbour, it wasn't under exactly ideal conditions and may have even come across as slightly suspicious. And then he caught her again, also in a compromising position and she doubted the wisdom of choosing this particular apartment. Even though she knew she needed to keep away from him, she was drawn to her tall, dark and handsome neighbour and her very active imagination began to use him as her muse for all sorts of fantastic tales. But would the real Mason be a disappointment as she got to know him, or was he exactly what she had been fantasising about all along?

So when she met Declan and he treated her like a person instead of just a piece of arm candy, of course she was going to develop feelings for him. The only problem? Their little agreement.
