About Innovative Small House Construction

Description: Starting with your 'dream' to the completion of it, this manual provides the steps that need to be considered when building a 670 square foot DIY on-site or at an off-site factory. The basic structures and cost are provided, along with the optional features that can be added. There are 2-D and 3D renditions of the proposed building so that you can get a feel for the construction and if it will be satisfactory to those living within it. Title Name: Housing is expensive and becoming more so each day; therefore the future is to create smaller affordable homes that can be mass-produced in a variety of configurations. This book has what can be considered a universal design that is the forerunner of the way future homes might be constructed. Readership: The text is aimed at the Do-it-Yourselfer, professional builders, tech school instructors and students, and he or she that is considering starting a construction company, either as an on-site builder or owning a factory that builds salable 'drop in place' modules for residential construction. Included: This book includes the information you will need to be successful in building a single story, single bedroom, single bath home that is suitable for housing yourself, your in-laws, rental tenants, or guests. It is basically a 'backyard' house that is meant to be a second structure on the property. Included are floor layouts, measurement drawings, costing list, finance hints, elevation drawings, furniture placement suggestions, breaker box and wiring suggestions, plus code and inspection information. Not Included: This book does not include the architectural or the site plans, those have to be done by yourself or a professional architect. It is not a 'sales' tool to get you to purchase expensive plan books, as some small house books do. It does NOT teach you how to solder, nail, plaster, shingle, paint, or do any of the other building techniques you shall need for each of these subjects fill manuals that are hundreds of pages in length. Example: The author has written books used by professionals, government inspectors, and trade schools about roofing, painting, electrical wiring, and building fences and retaining walls; these four subjects include over 800 pages of detailed construction information. Table of Contents & Index: The TOC is broad enough to get you interested in each aspect of home building, and the extended Index will provide you with ease in finding individual subjects. Costing & Pricing: There are several pages of current (August 2023) pricing of the materials you will need to consider for building each portion of the structure, or the completed structure. The estimated cost does NOT include land prices, subcontracting cost, and government fees as each of these are variable to the town, city, or state in which the building is being constructed. Codes: Attention is provided as to the codes that you may need to study and understand. ADA: Attention is provided as to the ADA codes that you may need to study and understand. Author: The author, William (Bill) C. McElroy is the author of Fences and Retaining Walls, The Painter's Handbook (Craftsman Book Company), and The Roof Builder's Handbook (Prentice Hall). He is the co-author of Electrical Blueprint Reading (Craftsman Book Company) and he has designed and built homes and duplex homes as well as having done extensive remodeling of both Row and Single-family homes.
